      58-3107.   Compliance with covenants, bylaws and administrativeprovisions.Each apartment owner shall comply strictly with the bylaws and with theadministrative rules and regulations adopted pursuant thereto, as either ofthe same may be lawfully amended from time to time, and with the covenants,conditions and restrictions set forth in the declaration or in the deed tothe owner's apartment. Failure to comply with any of the same shall be ground foran action to recover sums due, for damages or injunctive relief or bothmaintainable by the manager or board of directors on behalf of theassociation of apartment owners or, in a proper case, by an aggrievedapartment owner.
