               	 		46:4-5.  Covenants as to quiet possession and freedom from encumbrances    A covenant by the grantor in a deed  "that the grantee shall have quiet possession of the said land" , shall have as much effect as if he had covenanted that the grantee, his heirs and assigns, might, at any and all times  thereafter, peaceably and quietly enter upon, and have, hold, use and occupy,  possess and enjoy the land conveyed by the deed, or intended so to be, with all  the buildings thereon, and the privileges and appurtenances thereto belonging,  and receive and take the rents and profits thereof, to and for his and their  use and benefit without any let, suit, eviction, interruption, claim or demand  whatever of the grantor, his heirs or assigns, or any other person or persons  whomsoever, lawfully claiming or to claim the same.
    If, to such covenant, there be added  "free from all encumbrances" , such words shall have as much effect as if the words  "and that the said premises are free and clear, and freely and clearly acquitted and discharged of and from  all former mortgages, judgments, executions, and of and from all other encumbrances whatever" .
