   § 34-28-23  Application of proceeds ofsale. – The proceeds of the sale, after payment of the master's fees, costs andincidental charges as shall be allowed by the court, shall be applied by themaster, according to his or her instructions from the court, to the payment ofthe claims as marshaled and ascertained, and the balance, if any, which shallremain after payment thereof, shall be paid over by the master to the owner orthe lessee or tenant of the property, as the case may be.
